This all started with ourselves as home owners and residents facing greater difficulty year on year in receiving fair priced reliable maintenance services, particularly as overseas landlords. We surveyed the market in Dubai and addressed the feedback from landlords and residents alike to be able to create a different approach to the tiered annual maintenance contract services.
The feedback was that the services provision was very limited in assurance of good quality preventative care of home systems, and ‘largely reactive if (when) things were to go wrong’.
The other aspect was there was very little in way of assurance that diagnosis was sound – so for a recurring problem many people cited that ‘you could ask three different people for diagnosis and receive three different prognosis, with no-one assuring you if they got it wrong they would remedy till the issue is fixed’.
We bought in a different services model. Similar to the model within the UK, where there are assured warranty services with home water systems. For example, if through the winter a pipe freezes and bursts or the system needs repair the annual service provision will cover for the repair without additional costs to the home owner.
We provide what we believe is a holistic approach to maintaining a property. A peace of mind that things are covered like the post-handover warranty we have come to expect in Dubai on receiving a new property for the first year. The key to our success has been mindful inventory and preventative care.
We identified the ‘wants’ and what seemed to be gaps in the provision, and have introduced a concept of the Home Warranty Maintenance service.
We spent an initial one year with selected clients to trial the implementation and develop an intelligence through the use of our app and data mining to understand what are the typical faults that trigger failure of systems, trended across the main communities and correlated against the survey results.
The end service product is the Home Warranty Maintenance Service (like an annual maintenance contract) but with the assurance of a detailed property inventory and snag list, with detailed preventative care and cover throughout the year should things fail.
The Warranty cover is two levels – a low and high cover with the annual planned tasks the same, unlimited callouts, day and night, 24/7 … we’ve composed what we believe is the right way to upkeep property in Dubai and hence have kept this as our standard.
Regardless of where you live, the warranty maintenance package is only dependent on the size (number of rooms) of your property.
The Maintenance Warranty covers our teams service time and if products need replacing – with ‘a whole more included in our service from cover of paintwork to replacement of sanitary-ware’.
